My investment... > I question your intentions and strategy

I support your need and right to blog about your concerns. However, as a fellow owner, I am frustrated by your strategy to have your url come up as "don't buy at Suncadia". If you want to protect your investment, it doesn't make any sense to discourage any potential buyer from purchasing at Suncadia. You are adding to the problem instead of trying to be a part of the solution. Certainly there are are things that need addressed at the resort, but during this challenging time for all of the economy and this resort, it is understandable that some things may not happen in the timeframe you were promised or hoped for. In the meantime, your anger and frustration is misdirected if you discourage others to invest. I hope instead that you would get involved with an advisory council for the Suncadia, Tumble Creek or Lodge associations and work to make this resort a success instead of promote it's demise.

it would appear by the hundreds and hundreds of posts that this is more of a community posting bulletin board site than anybody's blog. A blog site is usually a blogger writing and authoring posts about one or various topics, but in this case, it appears this is an open posting site that anyone can post to. And it obviously has surfaced some concerns on behalf of many many owners!

Welcome to oursuncadia.com. This blog has been created and published as of July 2009 in order to provide a forum and a venue for Suncadia Lot, Condo, Townhome, or Homeowners to provide feedback on Suncadia. We invite guests, friends, and any others who have had the chance to experience Suncadia to provide comments and feedback as well.

Who are we? We are a group of home and lot owners who are concerned about some of the things happening inside the Suncadia resort, most notably amenity issues with the Swimming Pools (or lack thereof), the Swim and Fitness Center, the Suncadia Club, and the Golf Courses in Suncadia.

Our goal is to collect feedback and input regarding these and other issues so as to provide a broader message to Suncadia Management and Resort ownership groups.

As for the association's, they would seem to have little, if any, say in the management of the resort. Input "so noted", then ignored.

In the upcoming year, as new and old issues develop, this site will be more important than ever for bringing it to light.

Just have to say: love the blog. Its therapeutic for my husband and I to read this as we've been so frustrated with some bad experiences and stupid issues at the resort. Now we feel like we've got a little family to share our pain with. Keep it going and hopefully Suncadia will figure out a way to solve these problems.

It's interesting how the occasional post shows up criticizing this site as bad for our investment. What's hurting our investment are the lies we have been told, the poor financial management we have witnessed, and the unfairness to the homeowners we have experienced. To paint all of this as rosy or to sweep it under the rug so we can then dupe someone else into making the same mistake we have just so we lose less $$ would put us at the same ethical level of those who misrepresented to us...

This site is the best thing that can occur at Suncadia. This is the only site that tells the truth of what this resort is all about... the lies that the management tells to the owners. They have been doing it from the start and continue to do so.

Went to the owners BBQ yesterday and found it quite informative and helpful. How did others feel it went? I assume we don't need to get too specific as this forum is obviously read and commented on by non-vested citizens, but I felt progress is being made on many of the past concerns (owners pool, landscaping, security, recap, etc).

We are seriously considering buying a home in Suncadia. Are guests of your home still not allowed at the pool if you are not there with them. This seems ridiculous. Mgnt. should look to Black Butte , OR where homeowners have access to all pools (as do their guests). After reading this blog, we are now very hesitant to buy. Keep posting everyone. Knowledge is power!

Hello PB- At BB Ranch homeowners pay over $363.40/month in dues, which does include use and ownership of the pools, etc. Here at Suncadia we pay $150 for dues. IF you want to buy into the private Swim and Fitness center you can pay an additional $80 or so (or if full time resident $125 +/-). I am pretty sure if we all voted to add $200 to our monthly dues we could get a couple NICE pools and include our guests usage as well. I suggest you purchase now (very inexpensive relative to the past) and advocate for an "owners pool" and do not grouse if dues go up a small amount to pay for it. I believe the "Developer" will be building the pool infrastructure, and the owners will be obligated to pay ongoing maintenance/operations. Imagine Black Butte in the 70's (when I started going there as a kid) and compare to Suncadia now...we are in our infancy, and have a lot to learn. Or just rent (from Suncadia..not private homeowners) and use the S & F center until your toes are wrinkly! Best of luck!

Our monthly Suncadia HOA dues are $245/month and includes snow removal and some common area weed removal. We are in Prospector's Reach. So it depends on your neighborhood. Is the $150/month for the Lodge?

If you own in Tumble Creek the 2011 dues are as follows:

Suncadia Residential Owners Association = $100

Tumble Creek Village Association = $200

Keep in mind the $200 for TCVA does not gain you access to the Tumble Creek Club amenities such as the pool, clubhouse, restaurant, etc. There is a separate optional cost to join TCC and an additional monthly maintenance fee of several hundred dollars per month.

Mimi (and any other interested party): The "someday" HOA pool is slated for Dawson park. The developer will be paying to initially build it, and the owners will be responsible for running and maintaining it: a veritable bargain in light of the developer building in the first place. As for many of the "concerns" presented here you have to realize some comments (my guess is MANY comments) are coming from non-owners and curious looky loos. At the recent owners barbeque there were a few legitimate concerns, which developer seemed willing to try to fix, but overall vibe I got was of optimism. Your agent can show you many properties, and I'm sure you can find something you like! Join us! FYI remember the "Suncadia" agents represent the developers best interests...if you want a "developer" lot/condo I suggest using them...if you want a "resale" property, you may want to use an agent with another company.
