Prospector Course > To build or not to build....
FYI. That lot on the 17th hole closed 10/26/09 for $160,000.

Prospector Lot Owner: I'd cut my losses if I were you.
I wouldn't build
The stock I bought in 2004 is worthless, the land I bought here I enjoy every week.
Too bad you didn't dive in in 2005 and enjoy your dream as I have, that 17th hole is a beauty. Birdied it 3 times last summer.

Congrats on your 3 birdies! I have not done better than a par on that hole all summer. Beautiful course. Wish they would finish rope rider. Played Tumble Creek several times, still like Prospector best.

What stock did you buy in 2004 that is now "worthless"? My stock portfolio is up some 75% this year. How are the Suncadia property values? How about when you also add in all the dues/fees etc?
Larry
Larry,
Up 75% from low but still down 40%. I think my lot is doing that well. Its a moot point anyway, not for sale.
Just like the stock, it isn't a loss until you sell.

Oh, the answer to what stock. WaMu

I own a lot on the 17th hole. This was my second lot after losing the first in the golf course redesign and switch over from TrendWest. My price nearly doubled but yes, I did purchase at a reduced rate and in fact the lot is larger than my original and has wonderful views of approach shots into the green. I have dreamed about retiring at Suncadia for many years but the water is flowing over the dam. I hiked the area when it was MountainStar and envisioned the day when we would build. I read these many posts and watch what is happening with great sadness. We seriously looked at moving forward with building in 2010 and in fact are in touch with builders as quotes are now coming in around the low 200s per square foot. However with all of the issues arising we have decided to wait. The problems are significant. Beginning with drop in lot prices, the HOA pool, Suncadia Club, Rope Rider, ridiculous tee time policies and on and on. My sympathies for those of you in much greater red numbers than I. I saw a lot for sale this weekend doing a Suncadia real estate search for $189k on the 17th hole with views of the green and was stunned to see it going for this price. Granted it is a bit small and I would have to get up there to see its golf course view. But still this is close to what I paid in early 2004 for my discounted lot! The dream is rapidly fading. Our plans are definitely on hold for building in 2010 and the likelihood grows that we never. I greatly appreciated the letter recently sent out to owners asking for input as well as the opportunity to express and hear opinions on this blog. I am watching closely on two fronts: how Jeld-Wen and Lowe will respond to this seemingly significant dissatisfaction by owners, and how quickly that lot will sell at that price. Here’s that lot: http://www.nwrealty.com/lndetails.cfm?ln=29104655. I haven’t given up, but the sun is setting on my vision of Suncadia.
